A standard-quality 2 BHK of about 900 sq ft built-up costs roughly ₹12.5 lakh – ₹19.6 lakh to build in a Maharashtra village, ₹15.3 lakh – ₹23.9 lakh in a tier-2 city such as Pune, and ₹21.1 lakh – ₹31.5 lakh in Mumbai — civil work on a material-plus-labour contract, excluding land, approvals and interiors. These are indicative planning ranges, not quotations; the district-level estimator below narrows them for your site.

Rates reviewed for this city. This is a range, not a quotation. Real prices move with design, soil, site access, specification and the local market — which is why a single confident number would be worse than useless. Rates for Nashik last reviewed on 2026-08-01.
How the 2 BHK figure is built
The ranges come from the same engine as the whole-house estimator: a state base rate per sq ft of built-up area (quoted for a city site, standard quality, RCC frame, material plus labour), multiplied by a settlement factor — 0.82 for a village, 0.90 for a town, 1.00 for a city and 1.34 for a metro — and by quality, floor-count and contract factors. Where we have researched a city directly (Mumbai, Pune, Nashik and a few others) that rate replaces the derived one.
cost = built-up sq ft × state rate × settlement × quality × floors
A single-storey house carries a 6% premium per sq ft over G+1 because the foundation and roof are spread over less area. The band is then widened to reflect what we do not know about your site — answer the optional questions in the estimator and it narrows.

State rates reflect wage levels and material logistics. Remote regions such as Ladakh and the islands run far higher because haulage dominates; the estimator covers every state and district.
Assumptions behind these numbers
Built-up area 800–1,000 sq ft for a 2 BHK and about 1,300 sq ft for a 3 BHK, single storey (G).
RCC-framed or load-bearing structure with a proper foundation; standard tiles, paint and fittings.
Material-plus-labour contract. A labour-only contract is roughly a third of these figures — you buy every material yourself.
Rates as of 2026-08-01. They vary by district and change through the year; treat them as a starting band to check against local quotes.
Excludes land, approvals, interiors, furniture, GST and price escalation during the build.
What moves a 2 BHK up or down the band
Black-cotton or filled soil pushes foundation cost up. Vitrified tile, granite kitchen tops and branded sanitaryware move a standard house towards premium. Buying material yourself and hiring a labour contractor saves money only if you can supervise daily. A compound wall, borewell, septic tank and overhead tank together add ₹2–5 lakh on a village plot that has no municipal water or drainage.
Frequently asked questions
What is the construction cost of a 2 BHK house in a village?
For a 900 sq ft single-storey 2 BHK at standard quality, village rates in Maharashtra work out to about ₹12.5 lakh – ₹19.6 lakh for civil construction (typical ₹15.6 lakh), i.e. roughly ₹1,394–2,174 per sq ft. Lower-cost states such as Bihar and Uttar Pradesh land 10–15% below this; Kerala and the hill states a little above. An economy specification takes about 20% off.
How much does a 2 BHK cost in a city compared with a village?
The same house costs 20–25% more in a tier-2 city and 60–70% more in Mumbai or Delhi. The structure is identical; what changes is labour wages, how far sand and aggregate travel, and municipal charges. The village figure assumes you still use RCC and a proper foundation — it is not a kachha house.
What is the construction cost of a 3 BHK house?
A 1,300 sq ft single-storey 3 BHK at standard quality is roughly ₹18.1 lakh – ₹28.3 lakh in a Maharashtra village and ₹22.7 lakh – ₹33.7 lakh in a tier-2 city. Cost scales almost linearly with built-up area, so a bigger 3 BHK scales with it.
Does this include land, approvals, interiors or GST?
No. The ranges cover civil construction only: foundation, structure, masonry, plaster, standard flooring, doors and windows, plumbing, electrical and paint. Land and registration, plan sanction, modular kitchen and wardrobes, furniture, compound wall, borewell and GST are all extra — the estimator lets you tick the common add-ons.
Why is there no single figure for a 2 BHK?
Because a single figure would be wrong somewhere. Soil, foundation depth, the finishes you eventually choose, local labour rates and price movement over a 7–9 month build all shift the number. A low–typical–high band you can plan against is more honest than a precise figure you cannot rely on. Keep 5–10% contingency on top of it.
