Standard-quality house construction costs about ₹1,675–2,550 per sq ft of built-up area in a tier-2 city on a material-plus-labour contract. Economy specification starts near ₹1,300, and luxury in a metro runs past ₹6,300. Labour is typically 35–42% of that figure. These are indicative 2026 ranges from state-wise rates — they vary by district and must be confirmed with local contractors.
How the per-sq-ft rate is derived
Each state carries a base rate per sq ft for a reference build — standard quality, RCC frame, G+1, material plus labour — in a city of that state. The base is multiplied by a settlement factor (village 0.82, town 0.90, city 1.00, metro 1.34), a quality factor (economy 0.78, standard 1.00, premium 1.32, luxury 1.85) and a floor factor (G 1.06, G+1 1.00, G+2 0.98). The table above uses the Maharashtra base, which sits in the middle of the national spread.
₹/sq ft = state base × settlement × quality × floors × contract type

Material versus labour
On a material-plus-labour contract roughly 62% of the rate is material and 38% labour; turnkey shifts to 58 / 42 because the contractor also manages the project. The material half tracks national cement and steel prices; the labour half tracks local wages, which is why the same drawings cost more in Mumbai than in Satara. Thumb rules per sq ft of built-up area: about 0.4 bags of cement, 4 kg of steel, 1.25 cft of sand, 1.35 cft of aggregate and 8 bricks for an RCC frame.
Assumptions and what is excluded
- Built-up area, 1,000 sq ft, G+1, RCC frame, two bathrooms, no parking or add-ons.
- Rates as of 2026-08-01; indicative, not a quotation. District, soil, site access and the month you start all move them.
- Excludes land, plan sanction, interiors and modular kitchen, furniture, compound wall, borewell, GST and escalation.
- Structural sizes, grades and reinforcement come from your engineer, not from a rate.
Frequently asked questions
What is the cost of construction per sq ft in India in 2026?
Standard quality on a material-plus-labour contract runs about ₹1,675–2,550 per sq ft in tier-2 cities, ₹2,245–3,417 in metros, and ₹1,374–2,091 in villages, using Maharashtra rates. Lower-cost states (Bihar, Chhattisgarh, Odisha, Jharkhand, Madhya Pradesh) sit roughly 10–15% below; Delhi, Goa and Kerala a little above. These exclude land, approvals, interiors and GST.
What is the labour cost for house construction per sq ft?
Labour is about 38% of a material-plus-labour contract and about 42% of a turnkey one, because turnkey adds supervision and management. Priced on its own, a labour-only contract at standard quality is roughly ₹536–816 per sq ft in a tier-2 city (₹418–636 economy, ₹708–1,077 premium) — you then buy all material yourself.
Is cost per sq ft measured on built-up or carpet area?
Built-up area — the footprint including walls, as a contractor measures it. Carpet area is 15–25% smaller, so a quote per sq ft of carpet area looks higher for the same house. Always ask which area a per-sq-ft rate refers to before comparing two quotes.
What makes a house economy, standard or premium?
Mostly the finishes, not the structure. Economy means basic ceramic tile, standard paint and local fittings; standard adds vitrified tile, branded sanitaryware and better doors; premium brings granite or marble, modular kitchen-grade carpentry and designer fittings; luxury is bespoke everything. Cement, steel and bricks per sq ft hardly change between tiers.
Why does cost per sq ft fall for a bigger or taller house?
Foundation and roof are spread over more floor area. A single-storey house costs about 6% more per sq ft than G+1, and G+2 about 2% less, before any other change. Very small houses also pay more per sq ft because the kitchen and bathrooms — the expensive rooms — are a larger share of the plan.
