The guntha descends from survey chains: one guntha is one square chain-segment of 33 × 33 feet, and forty of them tile exactly into an acre. Maharashtra's land records — the 7/12 extract (satbara utara) — still record agricultural plots in acres and guntha, while approvals, architects and banks work in square feet or square metres. Every land deal ends up doing this conversion at least twice.
When buying, convert the recorded area, not the advertised one: plots are marketed in round guntha but registered to the square metre. The difference at ₹2,000+ per square foot is real money.
